Ephraim Cabot (Burl Ives), the passionate and strong-minded patriarch of a mid-19th century New England farm, has three sons by two different women - both now dead. Deciding he wants a fourth son, he makes a deal with the beautiful 20-year-old Anna (Loren) to marry him in exchange for the deeds to the land in his will. But his third son, Eben (Anthony Perkins), believes he has rights to the land which was previously owned by his mother, and resents the new inheritor - until Anna and Eben become irresistibly attracted to each other and embark on a torrid, semi-incestuous affair. When Anna falls pregnant, Ephraim believes the baby is his, and after the baby's birth he unwittingly divulges the pre-marital bargain he had struck with Anna. Eben, shocked and enraged, flees the farm - and Anna's violent reaction leads to tragedy for all.
